Most of the mortgage companies have implemented a specific process of liquidating their foreclosed properties and this is no different in the Aspen real estate market. If there are no other bidders at the foreclosure auction held by the Pitkin County Public Trustee, then the mortgage-holder ends up owning the property (subject to junior lienors). The mortgage company most often transfers the management and sales responsibilities to an asset management company. Asset Management companies are instructed to manage any necessary evictions, property preservation issues (minimal repairs and on-going maintenance) as one of the first steps in their duties. The next steps are to obtain valuation opinions from real estate brokers (BPO=Broker Price Opinion) and/or appraisals. Once those are evaluated the property is usually ready to be listed. Until this time the mortgage company and asset management company will not usually consider any offers. I tell my clients that this is similar to them obtaining a piece of real estate from an unknown uncle’s estate that is located in a foreign country they will never visit.
