Are you looking for a ski condo in Aspen?  Or maybe a summer vacation home to escape the heat and humidity of home.  Aspen offers wonderful opportunities to enjoy the outdoors, the finest dining in the world, and a breath of fresh air.  Having a condo in Aspen makes life a little (lot) more enjoyable.  Lock-and-leave with no worries and even better show up at a moments notice and be ready to relax and play.
If you’re planning to purchase a 2 bedroom condo in downtown Aspen you should be prepared to spend around $1,000,000 as a starting point.  Condos priced near $1,000,000 with 2 bedroom will likely need a face-lift now or in the near future.  And they are selling quickly!
Want to be walking distance to downtown Aspen and skiing?  Take a look at the best condo location in Aspen which is the Aspen Alps.  The complex is quite old, built in the 70’s so be prepared for the flash-back you might experience.  But you can’t beat ski-in/ski-out to Aspen Mountain, an on-site spa and the outstanding service at the front desk.
The condos up the hill from the Hyatt Grand Aspen (up a significant hill but short cuts can be found) include Fasching Haus, Fifth Avenue (undergoing major remodel project so could be a good investment), Durant Condos (major remodel project just finishing up now), 700 Monarch (simple but sweet), Alpinblick (looks like a Swedish cottage), and one of my favorites, the Mountain Queen which offers ski-out to Aspen Mountain, a pool and tennis but is also very dated on the exterior.  An excellent location and luxury defined would be Top of Mill – you can’t go wrong with these gorgeous town homes.
If you don’t want to walk up the steep climb of Mill Street after the Apres Ski or huge summer hike, consider complexes like South Point, Timber Ridge, Aspen Square (located in the heart of downtown), Chateau Aspen, Chateau Blanc, Chateau Dumone, Chateau Eau Claire, Little Nell, North of Nell (next door to the Gondola), Clarendon, or Lift One.
Is Main Street Aspen more your style?  One of the newer and more modern complexes is Obermeyer which offers a mixed-use combination of condos, stores and office space.  Concept 600 is one of the few complexes in Aspen to offer an elevator which is a sight for sore eyes and sore muscles at the end of your outdoor fun!  Larkspur condos are one of the few complexes you might be able to have more than one pet come along on your vacation or extended stay in Aspen.  And River Park is one of the most luxurious condo destinations just off Main Street.
Looking for a bargain in downtown?  The Silver Glo is likely the most economical condo complex in Aspen.  The HOA has historically kept dues low and continually made repairs rather than major remodels (which lead to major assessment bills).  We have a foreclosure listed for sale with 5 bedrooms, 3 baths 1630 square feet, 2 levels, for $1,348,900 ($827.55/sq. ft.).   This property could use a remodel or could be used as it is.  It is offered furnished but in “as-is” condition.  The Silver Glo has a simple pool area, simple conference room, front desk, housekeeping and a shuttle to town if you don’t want to walk the 3-4 blocks.  Give me us call for info on this unit 970-925-7477.
A few weeks ago we sold a 2-bedroom condo at the Gant for what is likely the best bargain downtown Aspen will see for many years to come.  The only unit that sold for less was a one bedroom that sold for $700,000 in October of 2014.   The 2 bedroom I sold was a remodel opportunity, had 2 bedrooms, 2 baths, and sold for $825,000.  Only 8 units at the Gant have sold in the past year as many of the units currently on the market are over-priced.  Today there are 15 condos for sale at The Gant starting at $895,000 up to $2,650,000 for a 3 bedroom, 3 bath with 1555 square feet.
The Gant is the only complex in downtown Aspen that offers clay tennis courts, pool, hot tub, conference area, front desk services, concierge, and shuttle.  The units are rated based on the level of finishes and furnishings.  The HOA dues are one of the highest in town at this price point.
