There are currently 16 river-front listings for sale in the Aspen real estate market. From the condos at Chateau Roaring Fork to the prestigious Popcorn Lane residence, they all offer something different.
When searching for river front real estate in Aspen there are more variables that come into consideration. As I was showing a fabulous modern home on the Roaring Fork River last week we noticed fisher-people (there was a lady out fishing too), right out the back door. My buyer client asked if these were the owners of the home. The home was located across the river from public land so these people were parked up the street and were fishing in the “backyard” of the home for sale. My client was looking for more privacy than this location offered.
Another great question when considering a river front property in Aspen would be the quality of the fishing. The Frying Pan River is known world-wide as one of the finest locations to fish year-around. The water is warm year-around as if flows from the Ruedi Reservoir so we often see people fishing in the midst of a blizzard, and catching quite well!
The Roaring Fork is very popular in the summer-time for rafting. If you’re considering a purchase on the Roaring Fork this will be a regular occurrence. The Frying Pan is not very deep and in the past several years many logs have fallen making it not a viable raft or kayak location.
7738 Frying Pan is under contract now, but is one of the nicest river homes in Basalt. It is a lodge-style home with 6 bedrooms plus an office. The home was built around the river and is much closer to the river than is now permitted. The list price is $4,495,000.
Perhaps the best value for a river-front home in the current real estate market is 201 Pitkin Iron Road. It has 5 bedrooms, 6 baths, 4,200 square feet on just over 3 acres, and sits on the Roaring Fork River just outside of Aspen. It has over 300 feet of river frontage and is priced at $697 per square foot.
