Greetings from Aspen!
15 inches of snow fell over the weekend and we have had another 2 in the last 24 hours, for a grand total of 19 inches in the last week. It looks like we are going to be in good shape for the Holiday break so if you are in Aspen and you are in the market for real estate do give me a call.
There were 17 listings that closed this November, this is in contrast to 25 that closed in November 2011. Year over year 2012 is going to look better than 2011 so I do not have concern that there are any downward trends developing.
Three Single Family homes closed for over $5,000,000 this month, the most expensive of which was 268 Pfister in the Maroon Creek area. It was a lovely five bedroom six and a half bath home Designed by Richard Wax that sold for $6,000,000. At $902 a square foot this represented a very good value for this West Aspen location.
There was a free standing townhome unit which sold for $5,650,000 at The Enclave in Aspen. It was a four bedroom four bath that represented a strong comp at $1471 per square foot. It had spectacular finishes and a highly desirable core location.
Additionally 1215 E Hopkins closed for $5,335,000. This home was a single family with five bedrooms, four baths and two half baths which sold for $1019 per square foot, further confirming that Aspen is holding strong at or above $1000 a square foot for anything that is relatively new or desirable.
Of the condos that sold this November it is interesting to note that three Aspen Alps units sold for between $960,000 and $1,275,000 proving once again that real estate is all about Location, location, location!
An interesting side note on location – a client of mine who is an experienced builder developer has a great saying. “The only thing I cannot fix is location!”
