It was an interesting month here in the Aspen Real Estate Market…
There were 19 closings last month 5 of which were over $5,000,000. We have seen a lot of activity for the off season and there are currently 39 listings under contract to include the Jigsaw Ranch at $47,500,000.
The single family market specifically saw good numbers this month. 55 Hall Drive Sold for $9,000,000. This spectacular home was 5 bedrooms, 5 baths up Castle Creek that went for 1,182 per square foot. In total it was 7,612 Sq feet that overlooked a bucolic pond through floor to ceiling windows that brought the outdoors in.
1407 Crystal Laker Road was a 4 bedroom 4 bath home featuring over 4700 Square feet in East Aspen in the very desirable Callahan subdivision. With an open floor plan and 3 en suite bedrooms on the lower level this unit sold for $1,382 a square foot for a total purchase price of $6,500,000.
The best value this month on the Aspen Real Estate Market was 162 Herron Hollow. With a purchase price of $750 per square foot this home sold quickly in 84 days… It featured 7 bedrooms and 7 baths in the prestigious Pitkin Green, boasting a total square footage of 8665. This was truly a lovely home with top tier finishes in a good neighborhood, it lacked views but it was priced to move. Sold price $6,500,000.
As to the condo market the top spot was taken by 104 West Cooper. It sold for $2,350,000. This was a beautifully remodeled and expanded unit in a fantastic location that had expansive views. With a sold price per square foot of $1,468 core condos appear to continue to be healthy.
Given the current number of units under contract and Food and Wine just around the corner in June we are anticipating great things for the Aspen Real Estate market.
