As you can see above It has been chilly here but we are quite excited here at McKinley sales real estate. There was a good amount of activity in the Aspen Real Estate market over the holidays and we have been so busy that our month over month update is somewhat tardy – so apologies!
Year over year volume in both aspen and Snowmass was fairly similar, only the Aspen Single Family home market had a gain of approximately 4% with total combined sales of approximately $542,000,000 versus $517,000,000.
However month over month we had a very large increase this year. The exciting news is that 10 single family homes sold in December 2012 versus 4 in December of 2011. Additionally in Dec 2011 the most expensive single family home that sold was a 6700 sq ft home in the west end that sold for $6.250 M versus this year where we had 5 sales over 10 M!
The most expensive of which was $20,750,000. The other newsworthy note about this is the price per square foot: 3 of the 10 single family homes sold at under $1000 a square foot and seven were above the $1000 a square foot mark. The average was approximately $1250 per square foot with a high of $1810 per square foot for 1409 Crystal Lake Road.
Month over month in the condo/ town home market the news is not as exciting as 9 condos sold in 2011 and 10 in 2012, however there was a town home at 51 Thunderbowl Lane # 51, Aspen CO 81611 that did sell for $3,900,000.
