In 2012 we had 89 sales of single family homes. The average original list price was $7,753,854, the average list price at the time of offer was $7,035,051 and the average days-on-market was 437. Days-on-market is actually a substantially higher number but the local MLS insists on re-starting the DOM when a new agent re-lists a property. More than half the sold properties were listed for over 2 years and with multiple agents.
Aspen Single Family Homes Sell For 86.9% of List Price
The average list-to-sale price for single family homes in Aspen in 2012 was 86.9%. The lowest priced single family home to sell in Aspen last year was $1,195,000 and this was a Deed-Restricted property where by only local qualified residents can purchase and have a limited appreciation allotted per year. It was located in the North 40, near the airport. The highest priced single family home to sell in Aspen was located up Maroon Creek just up from Aspen Highlands Ski area. The home sits on the creek, has 14, 842 sq. ft and had been on the market since 2008.
Total Real Estate Sales Volume For Aspen
Total list volume for single family homes in 2012 was $625,119,500 and total sales volume was $543,818,307 which were similar figures experienced in 2011. Prices in Aspen are somewhat flat, inventory is in oversupply and prices are negotiable in most instances. Several of the smaller real estate companies have closed or merged with the larger two companies in town.
