Aspen Real Estate Market Year Over Year Comparison 2011 to 2012.
Both Aspen and Snowmass Village real estate volume totals for 2012 came in nearly the same as 2011 indicating that neither market is yet in recovery. The Aspen SFR (single-family home) segment saw the only gain which ended in a total volume of $542,060,807 compared to 2011 which was $517,569,500, only a 4% gain. The other segments of the market in both Aspen and Snowmass Village including Condo/Townhouse, Duplex/Half Duplex all saw a decline in total real estate sales volume. Activity over the Holiday was extremely brisk boding very well for an uptick in Aspen Real Estate for 2013.
On the brighter side there were fewer total listings added to the market in 2012 than 2011. In the Aspen real estate market there were 225 new condo/townhouse listings, 44 duplex/half duplex new listings, and 222 single family new listings added in 2011 compared to 210 new condo/townhouse listings, 47 duplex/half duplex new listings, and 192 single family new listings.
Another positive indicator is the higher number of pending sales in 2012 over 2011. Aspen condo/townhome and duplex/half duplex had a total of 121 pended sales in 2011 and 137 in 2012, an increase of 8.8%. Snowmass condo/townhome and duplex/half duplex pended sales for 2011 was a total of 55. Snowmass condo/townhome and duplex/half duplex pended sales for 2012 was 59, a 9% increase.
