In Snowmass Village 855 Carriage Way #201 in the Leaf Building of Top of Village, one of my favorites due to the “tree house” feeling, sold for $730,000.  This condo has 2 bedrooms, 2 baths and 1,080 square feet.  The HOA dues for this unit at Top of Village are $14,054/year.  The ski access from Top of Village is great.  The access to Base Village is not so great.  But the Snowmass shuttle runs frequently and there is nothing like a brisk walk up the mountain to sober one up!
610  North Bridge in River Valley Ranch subdivision in Carbondale closed for $925,000.  The last list price was $935,000 and it was listed for only 82 days.  This is a newer home located in the Settlement section of River Valley Ranch which has HOA dues of $525 per month.  River Valley Ranch offers a tremendous community for families with the community pool, tennis, gym, golf course, restaurant, and the Roaring Fork River runs through the subdivision.  The Homeowner’s Association is quite strict which provides for immaculate grounds and beautiful community.
205 Shady Lane in Aspen closed for $27,000,000 which was just shy of $500,000 from full asking price.   This property offers more than 2 1/2 acres in close proximity to town, direct river access, south-facing mountain views, and an easy walk into town.  The home has mostly original finishes circa 1987 and a 4 car garage.  But when a buyer says they want “an acreage property in downtown Aspen” – this is THE one!  This property closed for over $4,000 per square foot.  Like we always say, it about location, location, location, and it doesn’t get any better than this for real estate in Aspen.
