February is a short month and it was a tough one for Aspen Real Estate. There appeared to be a bit of a ‘hangover’ from the tax law change fueled buying spree that occurred in December. However there were some good closings although fewer in total and less in dollar volume than February 2012.
In the single family market the top sale was in the 625 E main Street building. A 3 bedroom, 3.5 bath unit that boasted brand new construction, top floor with views with top tier finishes. Fantastic views, floor to ceiling sliding glass walls, and diamond finish plaster walls made this unit shine. A sold price per square foot of $2,459 was interesting to note after only 62 days on market… Even though the broader market suffered this price per square foot is Very strong.
602 Mountain Laurel Drive in Aspen sold as well. This particular listing sold for $3,025,000 which was a slight discount off of the $3,195,000 ask. It was 4 bedrooms, 4 full baths with 3 half baths and was 3890 sq ft. The home was remodeled in 2012 with expansive windows that showcase views from Aspen Mountain to Independence Pass. This was a good value for Mountain Valley for the features that it offered at a sold price per square foot of $777.
278 Lupine sold in Mountain Valley as well it was a 4 be 4 full bath with 2 half baths. The ask was $3,495,000 and it sold for $3,012,632 so a list to sale discount of 87% which is fairly typical of the Aspen Real Estate Market.
In the condo market there were 7 total sales, 2 of which were in Hunter creek, one in Independence Square, and at the top of the list was a good value on a 3 bedroom in the Chateau Roaring Fork that needed updating for $800,000.
